How this estimate works
Your EMI limit is the smaller of your EMI-share limit minus current EMIs and cash left after expenses and ownership costs. It is turned into a loan, then the highest price is found where your money covers the unborrowed share plus purchase costs within your loan-share limit.
Formula
- EMI limit = min(income × EMI share − EMIs, income − expenses − EMIs − ownership)
- Loan = EMI × (1 − (1 + r)^−n) ÷ r
- Price = min((money + loan) ÷ (1 + costs), money ÷ (1 + costs − loan share))
Limitations
- Not lender approval; lenders apply their own income, age, credit and property rules.
- Purchase costs are one percentage you enter.
- Floating rates can change.
