How this estimate works

The standard reducing-balance formula gives a fixed monthly EMI. A month-by-month schedule then shows interest, principal and balance for every year.

Formula

  • EMI = P × r × (1 + r)^n ÷ ((1 + r)^n − 1), r = yearly rate ÷ 12
  • At 0%: EMI = P ÷ n
  • Total cost = Σ EMIs + fees

Limitations

  • Floating rates change; the entered rate is held constant.
  • Lenders may adjust tenure rather than EMI when rates change.

Data used

No official dataset is used. Every rate, price and premium is entered by you or is a labelled, editable assumption.

Frequently asked questions

Why is total interest so high on long tenures?+

Interest accrues every month on a large balance for many years. Shorter tenures or prepayments reduce it.

Can I enter 0% interest?+

Yes, for comparison. The EMI is then the loan divided equally across the months.

How accurate is this home loan EMI estimate?+

It will provide an indicative estimate based on your inputs and the stated assumptions. Actual results can vary by location, equipment, tariff, and usage.

Can I use the result to make a purchase?+

Use it as a starting point, then confirm current prices, specifications, eligibility, and site requirements with a qualified provider.
